SELLERS GUIDE #5 - KNOW YOUR TEAM

A real estate agent is a professional who can save you time and trouble. And possibly even a lot of money. You see, real estate agents have the home buying experience most people lack. They know all of the necessary steps and have all of the negotiating skills to work on your behalf. They form the key part of your team.

Additionally, we will be your link to the other members of your team and explain their roles to you

Lenders
Although not directly involved with you, without them your buyers are unable to buy. We will be liaising with these lenders in ensuring your prospective buyer gets the finance he needs as quickly as possible.
 
Electrical Contractors
Agents who have been around for long enough have built up relationships with these contractors and we will organise a swift and hassle free Electrical Wiring Certificate for you – without which we have no sale.
 
Lawyers
The conveyancer is critical top the transfer process and their efficiency impacts greatly on how soon registration takes place and therefore when you get your money and move. We have the private contact numbers for the major conveyancing attorneys in town and if need be have the liberty of calling them at any time to follow up or add pressure. Again, long term relationships come into play.

Remember that a conveyancer is not a normal awyer - they have studied extensively to qualify in this field. Like any other profession, there are good ones and there are not so good ones.
 
Building and other Contractors
After years of involvement, we can refer various building, plumbing and painting contractors and services that have proven to be reliable and good value for money. Likewise with other professional, such as architects etc. Depending on what you need done, these all form part of your team and you need to know you can trust them.
 
Home Inspectors
If you decide to provide prospective buyers with an inspection certificate then these guys also are part of your team. They need to do the inspection swiftly and provide you with the necessary report. Again, we will act as your liaison with them.
 
Appraisers
Hiring an appraiser to appraise the value of property you are considering to buy may seem sensible but it is actually unnecessary. Your Property Network agent will provide a full and detailed valuation and in addition, the financing bank will appoint a valuator anyway.
 
Local Council
No rates clearance – no sale. They too have a role to play in providing the conveyancing attorney with the required paperwork. Together with the conveyancer, we will make sure they play their part on your team.
 
Your Neighbours, Friends and Family
Let them know you are selling and give them your agent's number. If any one of them bring a buyer they will qualify for our excellent referral commission. Word of mouth is great advertising and one of them might just know of a good buyer out there. Rope them into your team.
 
The PROPERTY NETWORK and my Personal Network
Once we list your property, we advise every Property Network agent of it. Additionally, we also let a massive amount of other reputable agents, within our own peer network, know of it. This includes out of town and overseas agents. Essentially therefore, you have hundreds of agents on your team looking for buyers.
 
The Buyer
In an interconnected way, the buyer is in fact your competitive partner. Sort of like the weights you push at gym. While the weights work against your strength they are part of the very purpose you are there.
 
See them as welcome in your home and maintain a healthy relationship with them. They will at times irritate you with negative comments or strange requests – that’s fine.
 
We will make sure that they stay interested and participating until the deal is done
 
And of course YOU
You are the pivotal player on the team. The captain. Our job is to keep you informed at all times so that you can make the right decisions. Every move we make is your call. Far too often, the seller is sidelined in the process with trite statements such as “Don’t worry – we will sort it out.”
 
It is your home being sold. Your investment. Your money. And while we too, will reassure you constantly as to my professionalism and capability, it does not mean that we will ignore your role and right to final decision every step of the way.
