SELLERS GUIDE #8 - MARKETING THE HOME

This is primarily my job and what you are paying me for. In addition though sellers are well advised to create a bit of their own marketing buzz.
 
WHAT YOU CAN DO
 
Ask us for a few prepared pamphlets to give to friends and colleagues. Let family know. Post a note on your Facebook page. In short – get the word out. It is amazing how many sales are picked up by simple referrals from others who know buyers in the market.
  • Why not create an information sheet that lists your home's features and best qualities, especially those that others might overlook. Your agent may be able to use the information when marketing your home.
  • Also remember to mention new features – e.g. lounge recently re-painted can mean a lot.
  • Let your agent know what made you buy that property in the first place - there might just be a buyer out there with the same motivations
Make you your home is marketable. We looked at this in the previous section – remember – you make the property marketable – I do the marketing.
 
WHAT I DO
  • Put a For Sale sign up outside your home to attract passing by traffic
  • Advertise you home in local printed media on a regular basis
  • Place your home on the PROPERTY NETWORK website
  • Place your home on other Property Sale web portals
  • Mail "Just Listed" fliers to the neighbourhood
  • Phone all potential buyers on our large Buyer database, with details of listing
  • Add your home to my Facebook, Flickr and sometimes You Tube portals
  • Arrange showing for other agents if necessary, in order to get the word out there
  • Prepare necessary brochures and pamphlets and in some cases DVD presentations
  • Distribute your homes information to the PROPERTY NETWORK network
  • Distribute your home info to a large network of other agents to have them all looking for buyers
  • Promote your home to our massive network of out of town and foreign agents. The number of out of town buyers into Port Elizabeth increases every year, so this is critical in reaching this segment of the buyer market.
  • If a MLS mandate, submit property for listing and have “Open House” for agents.
  • Have Show Houses to market the property
  • Assess what special marketing might be necessary for your property
  • Do whatever it takes to get your property sold, swiftly, at the right price, with the minimum fuss.
  • Assess and negotitiate each offer for you and advising you on appropriate response
  • Provide you with regular feedback so that we can make informed decisions every step of the way
IN SUMMARY
 
Advertising is only a part of the overall marketing of your property. Our success lays in the ever growing network of reputable agents we work with and my approach of co-operative selling and buying, as opposed to viewing other agents asour opposition.
 
We have built up relationships across our regions, our country and the world with reputable agents both within the Property Network System as well as others, and draw upon them to get your property sold as quickly as possible. Essentially, in this way, when you appoint a Property Network agent, your are appointing a team of hundreds of agents.
 
Our policy of “willing to share” on commission has created an open and transparent working relationship with our colleagues and they are more than willing to assist in our marketing, knowing full well they will be rewarded without quibbling.
 
The antiquated and ineffective system of agents holding on to sole mandates, simply to try and get full commission themselves is not only short sighted, but acts against the interests of the seller.
 
We pride myself on putting our clients first and this will quickly become evident to you when we begin to work together.
