SELLERS GUIDE #6 - TAKING CONTROL OF THE SALE

Far too often, people find themselves almost at the mercy of a third party professional who rides over them in a roughshod fashion just because they are not as knowledgeable as the professional themselves. And too often the advice is driven purely by financial motives.
 
How many of us have experienced a lawyer pushing us in a direction in a lawsuit. Or a car mechanic aggressively shoving us into a certain car repair.
 
It is for this reason that this website is dedicated to you, our clients, and provides as much information and resources as possible. If you approach the home selling process intelligently and with confidence, you are much more likely to sell your home on terms acceptable to you.
 
Yes, approaching the task of selling a home can be overwhelming and there's so much to consider but the more you know the more you will relax and enjoy the process. After all, selling a home should be an exciting time and not an occasion to bring out the stress pills.
 
Our role is to be on your team – to work for you – while allowing you your own freedom of will and choices, without pressurising you into something you might regret. It is you selling the house – our job is to walk alongside you making sure you are protected and guided.
 
Here are the two most important things to remember no matter where you are on the road to home ownership:
 
Point #1
You can and should understand everything that is happening in the home selling process.
There is nothing that is so complex that it can't be easily explained to anyone with average intelligence. Do not allow jargon or new terms to throw you. Just because you don't apply for a thirty year mortgage once a week doesn't mean you have to take the first one that comes along. You'll need to learn some new terms, apply some new concepts and take the time to understand what you're getting into.
 
If, at any point, something happens that doesn't make sense to you, simply demand a full and complete explanation from me. If I cannot provide it, I have access to the professionals who can. If it still doesn't make sense, keep asking until you at least grasp the fundamental processes.
 
Real estate professionals have gone through extensive training and courses to equip them – so don’t try and compete – but you are entitled to knowledge and to express your opinion.
 
Point #2
In the world of real estate sales, YOU are the most important person in the entire process.
It's easy to think that everyone else carries more weight than you. The agent talks fast and has an answer for everything. The lender may decline the buyers loan application, and on and on.
 
But the truth is that you, the seller, are the one person in the transaction that makes it all happen. If you decide to not sell, the entire process comes to a grinding halt.
 
So flex your market muscle and take command of this process. Surround yourself with a team of professionals that you have confidence in and make them work for you.
